
As of October 6, 2021, the COVID-19 pandemic has caused over 4,800,000 deaths and more than 235 million confirmed cases all over the world. The outbreak of COVID-19 has influenced almost all the aspects of human life and has completely changed the economic environment. In particular, the emergence of coronavirus may be considered in the context of the effect upon primary, secondary, and service sectors. The last of the three includes the housing market, which has been affected by the pandemic in many aspects. This lecture will present the impact of the COVID-19 pandemic on housing, taking the rental housing market in Cracow, Poland as an example. The pandemic's influence in four areas will be discussed: 1) housing preferences, 2) landlord strategies, 3) rental prices, and 4) residential businesses. Finally, the presentation will address other housing issues resulting from the appearance of coronavirus.
Mateusz Tomal is a Visiting Researcher at the Institute of Sociology, Department of Socioeconomics of Housing, Czech Academy of Sciences and an Assistant Professor at the Cracow University of Economics, Department of Real Estate and Investment Economics. Mateusz Tomal received his Ph.D. in economics and finance in 2019. In his dissertation thesis, he was interested in the connections between public participation and the efficiency of communal investment expenditures. His current research efforts are focused on the housing market, behavioral economics, and socioeconomic development issues. He has published his work in international journals such as Journal of Housing and the Built Environment, Empirical Economics and Sustainable Cities and Society. At the Institute of Sociology, he is conducting a project concerning the applicability of property owner-reported values to assess housing wealth inequality. In addition to his academic background, he has professional experience in real estate appraising.
